Who am I actually dealing with?+
Anthony Thackeray. Every enquiry, first call, follow-up, mortgage offer and remortgage runs through Anthony directly. There are no case managers or hand-offs to a call centre. This is why we keep the client list deliberately small.
Where are you based?+
Our office is at 20 The Pines, Kingswood, Hull, HU7 3GT. Most of our clients are in Hull and East Yorkshire, but everything can be handled over phone, video and email — we regularly work with clients across the UK.
How long have you been trading?+
A&L Financial Solutions was founded in 2015. Registered in England & Wales, company number 09731522.
Are you regulated?+
Yes. A&L Financial Solutions Ltd is an appointed representative of PRIMIS Mortgage Network, a trading name of First Complete Limited, which is authorised and regulated by the Financial Conduct Authority.
Mortgages
Do you actually search the whole market?+
Yes. Through PRIMIS we have access to every mainstream lender plus a full range of specialist lenders for the trickier cases. If a lender is not on our panel and would be the best fit for you, we will tell you so.
How much do you charge for mortgage advice?+
For most residential mortgages our commission from the lender covers the work and there is no fee to you. For more complex cases (buy-to-let portfolios, adverse credit, unusual income) we charge a fee of between £457 and £997, agreed with you in writing before we start.
How long does the mortgage process take?+
An agreement in principle can usually be arranged inside 48 hours of our first call. From application to mortgage offer is typically two to four weeks. Completion timing then depends on the solicitor and chain.
Can I remortgage with you if I got my current mortgage elsewhere?+
Absolutely. Around a third of our clients come to us for a remortgage having bought their first property through someone else. We look at both switching lender and staying with your current one, and recommend whichever is cheaper.
Protection & insurance
Do you charge for protection advice?+
No. We do not charge you a fee for insurance advice. We are paid a commission by the product provider, which is disclosed to you in writing before you commit to anything.
Which insurers do you work with?+
We work with the major protection providers in the UK — Aviva, Legal & General, Royal London, Vitality, LV=, AIG, Zurich, and specialists as needed. We match the right insurer to your circumstances.
What if I have existing cover in place?+
We review your existing policies against modern products. Sometimes your existing cover is genuinely still the best option, and we say so. Often a new policy is cheaper or covers more.
Can you write my life policy in trust?+
Yes, and there is no additional charge. We recommend writing life insurance policies in trust in almost all cases so the payout goes straight to your beneficiaries and avoids probate delays.
Working with us
What happens on the first call?+
A twenty-minute conversation. We learn your situation before looking at any product. No forms up front, no pressure. If we cannot help, we say so.
Can we meet in person?+
Yes. Most first calls happen on the phone or video, but we are happy to meet in person at our Hull office or, for local clients, at your home in the evening.
Do you offer evening or weekend appointments?+
Yes. Anthony works around client schedules and often takes evening or weekend calls for clients who cannot talk during working hours.
How do you keep in touch after the mortgage completes?+
We diarise your fix end date and reach out six months before it ends to arrange the remortgage. In the meantime, we send occasional updates when something meaningful changes in the market.
Complaints & regulation
What if I want to make a complaint?+
Please tell us first — call, email or write to the office. We aim to send a full written response within eight weeks. See the complaints procedure for full detail.
Am I covered by the Financial Services Compensation Scheme?+
Yes. Mortgage advice is covered up to £85,000 per person, per firm. Insurance advice is covered for 90% of the claim with no upper limit (100% for compulsory insurance). See fscs.org.uk for detail.
