What you will pay.
For mortgage advice we charge a fee of between £457 and £997, payable on completion. The exact figure depends on the complexity of your case and is agreed with you in writing before we start any work.
For most straightforward residential mortgages our commission from the lender alone covers our work and there is no fee to you at all. Where a case is more involved (buy-to-let portfolios, adverse credit, unusual income) the fee applies.
Your home may be repossessed if you do not keep up repayments on your mortgage.

01Should I port my existing mortgage or take a new one?+
Depends on the rate, the early repayment charge, and how much extra you need to borrow. We work through both options on a spreadsheet and show you the total cost of each over the fix period. Sometimes porting is dramatically cheaper; sometimes a new deal is worth the ERC.
02What happens if my sale falls through?+
We help you renegotiate the timing with your buyer, or explore bridging finance to complete the purchase without waiting for the sale. It is stressful but it usually can be resolved.
03When should I start the process?+
As soon as you decide to move. Even before you have listed your current property, an agreement in principle for the new mortgage lets you offer as soon as you find something.
04Can I borrow more than my current mortgage?+
Yes, subject to affordability. Most home movers borrow more to move up. We work out how much you can borrow, what your new monthly payment would look like, and what LTV band gets you the best rate.
