Every mortgage begins with an introduction call.
A mortgage is the biggest financial commitment most of us will ever take on. Before we look at any product, we start with an introduction call to cover your situation, your income, your plans, what has already been said elsewhere.
Then we compare every mainstream lender and a wide range of specialist lenders for the trickier cases through the PRIMIS Mortgage Network. We sit with you, explain the trade-offs plainly and let you choose. We handle the application, the valuation and the underwriter questions end-to-end.

First-time buyer.
From help-to-buy to 95% LTV. We walk you through affordability, deposit, and what a good agreement in principle looks like. Ideal if you have never bought before and need someone to explain the whole thing from the beginning.
Remortgage.
Six months out from your fix ending we lock in a rate. If a better one lands before completion, we switch. We will contact you before your current deal expires so you never accidentally roll onto a lender’s standard variable rate.
Buy-to-let.
Personal name, limited company, or portfolio landlord. We know which lenders like which structures and which ones are prepared to lend against unusual property types.
Home mover.
Selling and buying at the same time is stressful. We arrange a mortgage that ports where possible, coordinate with the solicitor on timings, and keep the chain moving.
Self-employed & complex income.
Sole traders, limited company directors, contractors, dividends, retained profits, bonuses. Where a high-street lender says no because the numbers do not fit their tickbox, we know which specialist lender will say yes.
Mortgage protection.
The other half of a mortgage recommendation. A policy designed with one objective, to help pay off the outstanding repayment mortgage in the event of death. Arranged around the household, not the product.
Plain about what we charge.
For mortgage advice we charge a fee of between £457 and £857, payable on completion. The exact figure depends on the complexity of the case and is agreed with you in writing before we start any work.
We are also paid a commission by the lender when your mortgage completes, which we disclose to you in advance. For most residential mortgages our commission alone covers our work and there is no fee to you at all, but where a case is more involved (buy-to-let portfolios, adverse credit, unusual income) the fee applies.
Your home may be repossessed if you do not keep up repayments on your mortgage. Think carefully before securing other debts against your home.
