One monthly payment. Lower total outgoings.
Debt consolidation lets you roll higher-interest debts (credit cards, unsecured loans, car finance) into your mortgage. When the arithmetic works, it can drop your household outgoings by hundreds of pounds a month. When it does not, it can lock you into paying interest on a takeaway from ten years ago for another twenty-five years. We work through the numbers carefully and only recommend it where it genuinely helps.
- Large lender panel comparison, Not every lender allows debt consolidation on remortgage, we know which ones do and which structures work best.
- Total cost comparison, We show you the full picture, not just the new lower monthly figure, but how much interest you actually pay over the mortgage term.
- Alternatives considered, Sometimes a personal loan, a balance transfer, or a smaller second-charge mortgage works out cheaper than a full remortgage. We tell you when.
- Debts secured against your home, Consolidating unsecured debt onto your mortgage means it becomes secured against your home. We explain the trade-off clearly before you commit.
- Affordability rechecked, We re-run affordability including all household commitments to make sure the new mortgage is genuinely sustainable.

What you will pay.
For mortgage advice we charge a fee of between £457 and £857, payable on completion. The exact figure depends on the complexity of your case and is agreed with you in writing before we start any work.
For most straightforward residential mortgages our commission from the lender alone covers our work and there is no fee to you at all. Where a case is more involved (buy-to-let portfolios, adverse credit, unusual income) the fee applies.
Your home may be repossessed if you do not keep up repayments on your mortgage.
Questions we get about debt consolidation mortgages.
01When does debt consolidation actually save money?+
When your unsecured debts are on high-interest rates (credit cards typically 18-30%, some loans 8-15%) and your mortgage rate is 4-6%. Rolling those into the mortgage cuts the effective interest rate significantly. But because you are extending the repayment over 25+ years, you can end up paying more interest in total, we work through the total cost with you on the first call.
02Is consolidating unsecured debt into a mortgage risky?+
Yes, in one important way. Unsecured debts (like credit cards) are not tied to your home. Consolidating them onto your mortgage means they become secured against your home, if you fall behind, the house is on the line, not just your credit score. We explain the trade-off clearly before you commit and it is not the right move for everyone.
03How much debt can I consolidate?+
It depends on your equity and affordability. Most lenders will let you release capital up to a set loan-to-value (usually 75-85%), and you need to be able to afford the higher mortgage payment. On a £250,000 property with a £150,000 mortgage, you might be able to release up to £30,000-£50,000 for debt consolidation, subject to affordability.
04Will it affect my credit score?+
Short-term, the new mortgage application will cause a small dip. Longer-term, if the consolidation reduces your monthly outgoings and closes down high-utilisation credit cards, your score usually improves within six months.
